We hope this message finds you well! As we look ahead to our upcoming board meeting on Monday, August 24, 2026, we want to share some incredibly positive updates regarding the financial health, stability, and ongoing improvements of our beloved community.
First and foremost, we are thrilled to highlight one of our community’s greatest assets: our healthy financial reserves, which currently stand at $500,000. This strong financial foundation provides all owners with the invaluable peace of mind that we are a financially sound community. Because of this strategic planning, we fully intend to continue our excellent record of never assessing owners during a time of crisis. Maintaining a healthy reserve is critical to buyers and sellers at BTS as well as owners who cannot or do not want to comfortably face unexpected assessments. Even better, during Monday’s meeting, the board will review our current financial success with the goal of significantly reducing our HOA dues, effectively rolling back the last increase!
Our strong financial position is further highlighted by our recent and ongoing remodeling projects. We are happy to share that these property updates were entirely paid for using the restricted parking account, which is funded directly by rental guests. This means these beautiful improvements came about without a cost to our owners! Much of the credit for the lovely and efficient first floor remodel, including the updated desk area, was at the consistent dedication of Fernando Pena. He worked tireless with contractors to ensure the remodel was economically fiscally sound and met the needs of all owners and guest. Allen also came along side to the integrity of the work was maintained and/or corrected.
Additionally, we have achieved a massive milestone regarding the complex Vault room, working with Centerpoint and their litany of rules and regulations we are scheduling the required updates as soon as the busy season comes to a close. The Vault room requires CenterPoint escort and guidelines and be assured; we will keep you updated well in advance of any on-site work.
